Darren has a significant ownership position in ONE Properties. As President and CEO, he has led ONE to grow and evolve into a widely recognized brand with a reputation for high-quality development, and property and asset management, across a broad spectrum of real estate asset classes. He is dedicated to building better communities.
Darren brings more than 30 years of real estate experience in acquisitions and dispositions, leasing, asset management and development. He joined ONE Properties (formerly WAM Development Group) in 1998, with an initial focus on growing and strengthening the industrial development business. By 2004, WAM had established itself as one of the largest developers of industrial real estate in Canada. Darren has been named one of Alberta’s 50 Most Influential People by Alberta Venture. Darren now divides his time between homes in Alberta and Ontario.
Darren is a University of Alberta graduate. He is regularly sought out for his insights into the role of real estate in economic and community development. Darren is an enthusiastic sports fan, supporting the Oilers, Oil Kings, and FC Edmonton soccer club. He and his wife support the Stollery Children’s Hospital Foundation and numerous other community-based initiatives.
Darren is married with two daughters. The newest addition to the family is a happy puppy, named Indiana.
Laurie Anderson CPA, CMA
Chief Financial Officer
Laurie oversees all facets of finance and accounting, including financial strategy and structuring, debt sourcing, reporting, financial agreements, taxation, procurement and treasury functions.
Laurie is a Certified Professional Accountant with a diverse background in financial management, corporate and tax structuring along with a deep understanding of entity structures including – corporations, joint ventures, limited and general partnerships, charitable foundations, family trusts, unit trusts and cross border structures. Since joining ONE Properties in 2001 , she has built meaningful relationships within the financing and brokerage community encompassing both primary, mezzanine and equity debt and is also an experienced negotiator on multimillion-dollar real estate and corporate transactions.
Laurie strongly believes in community involvement and currently sits as the Deputy Chancellor for St. John Ambulance Canada. Previously, she served on the Board of Trustees for the Stollery Children’s Hospital Foundationas well as Chair of St. John Ambulance Alberta and Director on the University Hospital Foundation Board.
Laurie loves spending time with her daughter and their dog, Poppy. When not at work or home, her favourite place is Disneyland and you may even catch her taking business calls while there.
Roberta Hague
Chief Administrative Officer
As the Chief Administrative Officer, Roberta works as a member of the leadership team to develop, communicate and execute the overall business strategy. She leads Human Resources, Marketing, Communications, Business Technology, Operational Risk Management, and Corporate Social Responsibility including ESG. Roberta also supports investor relations and the advancement of governance practices for ONE Properties.
Prior to joining ONE Properties in 2019, Roberta had a long career holding progressively senior positions in financial services with leadership roles spanning global mandates in communications and government relations, human resources, risk management, marketing, and strategic planning, along with P&L and operating accountability oriented to business turnarounds and restructurings.
Roberta is a graduate of the ICD-Rotman, Directors Education Program and holds the ICD.D designation from the Institute of Corporate Directors. She graduated from the University of Toronto with an Honours Degree in English and Political Science and then from the Rotman School at the University of Toronto with an MBA. She holds a diploma in French studies from the University of Nantes and has attended the Harvard Program on Negotiation. Roberta has served on the boards of several community-based organizations and is currently on the advisory board of a tech start up.
Roberta is married with two sons. She loves skiing and sailing with her family.
Matt Henning
SVP, Investments/Capital
As Senior Vice President of Investments/Capital, Matt is the primary liaison with equity partners and is responsible for leading our investments and client relationship management.
Matt brings over 20 years of real estate experience in investments, capital raising, asset management, and development across Canada and the US. Prior to joining ONE, he has secured investments for various client types including pension plans, closed and open-ended funds, life insurance companies, and private families. His proven track record includes the completion of $3B in acquisitions, dispositions, and partnerships spanning development, industrial, retail, and multi-family projects.
Outside of work, Matt enjoys spending time outdoors with his wife, three kids and dog, Tucker.
Bill Bird
SVP, Industrial
Bill leads our Industrial team with oversight of acquisitions (land and income-producing properties), development, re-development, leasing and land servicing.
Bill has over 40 years of industry experience creating value in commercial properties; through proactive development, management and leasing. Prior to joining ONE Properties in 2011, Bill held a variety of senior management positions with REITs and other institutional property owners operating across Canada. At ONE Properties, Bill has been responsible for the development of 9.1 million square feet of industrial buildings and the servicing of 772 acres of industrial land. Developments currently under construction or in the detailed planning stage account for an additional 2.3 million square feet of buildings and 682 acres of industrial land. In addition to development, Bill has contributed to the significant growth of the Properties Group which now has 16.5 million square feet under property and/or asset management.
Bill was born in Saint John, New Brunswick. He has a Bachelor of Commerce degree and an MBA from Dalhousie University. From there he moved westward, with a stop in Toronto enroute, and has lived in Calgary for more than thirty years. In Calgary, he has served on the BOMA Calgary Board, coached minor hockey, and supported food banks & lunch programs for school children.
Bill is married with two children. He and his wife are enthusiastic golfers. Bill even has FOUR holes-in-one…with witnesses.
Stefan oversees the strategic direction and management of ONE’ mixed use development activities, sourcing acquisitions, leading planning & development, negotiating leases with key tenants and liaising with development partners.
Stefan has over 25 years of real estate development experience. Prior to joining ONE Properties in 2014, Stefan oversaw the development of 25 million square feet of retail, residential and mixed-use developments across Canada with leading developers. Stefan’s role broadened into acquiring key acquisitions throughout Canada while sourcing financing and cultivating partnerships with major institutional investors. Stefan is capable of sourcing, acquiring, designing, entitling and constructing complex projects both Urban and Greenfield, from initial conception to completion. His relationships in both the financial and retail end of the business are a strong asset to ONE Properties.
Stefan graduated from the University of Waterloo with an Honours Degree in Environmental Studies in Urban and Regional Planning. He has also studied Architectural Urban Design & Development at Oxford University in the United Kingdom. He is a member of the Canadian Institute of Planners (MCIP), the Ontario Professional Planners Institute (RPP) and the International Council of Shopping Centres. Stefan serves on the Board of WinSport (Winter Sport Institute) and the Calgary Olympic Park Land and Facilities Management Board.
Stefan is married with two children. He enjoys skiing and can even be found blocking gates on a slalom course.
Martin Chou CPA, CA, MAcc
SVP, Finance and Accounting
Martin Chou is the SVP of Finance and Accounting at ONE Properties, where he oversees ONE’s financial operations, including oversight for financial reporting and analysis, budgeting and forecasting, financial governance and treasury management, and taxation.
With over two decades of experience in corporate finance, taxation, accounting, business advisory, and real estate, Martin provides leadership of the finance and accounting function at ONE, as well as providing strategic financial insights to guide business decisions and optimize performance, ensuring the company’s sustained growth. Martin has led the implementation of financial system transformations, streamlined key controls and procedures, and strengthened the financial reporting platform.
Before joining ONE Properties, Martin worked in public practice where he developed significant expertise in financial management, auditing, taxation, business valuation and business advisory. During this time, he provided guidance to a wide range of clients, assisting them in navigating complex financial landscapes, assessing business value, and driving strategic growth as a trusted advisor in the field.
Martin holds a CPA designation and has a Master’s degree from the University of Waterloo, and has completed CPA Canada’s In-Depth Tax Program. Outside of work, he enjoys reading and spending time outdoors. His favorite vacation spot is Costa Rica.
Carla Fedele Licensed Real Estate Associate
SVP, Property & Asset Management
Carla is responsible for the leadership and oversight of the commercial and multi-family property management team, and asset management team across Edmonton, Calgary and Toronto. She is responsible for leading the team to deliver best-in-class standards of customer service, maintenance and property operations as well as ensuring continual optimization of programs. Carla also spearheads the development and implementation of strategic plans and leasing strategies at the asset level, aiming to optimize returns and maximize value.
With over 25 years of industry expertise, Carla has built a distinguished career marked by her expertise in leasing, asset management, property management, and strategic leadership. With over 16 years of experience at one of Canada's largest REITs, Carla elevated from various leasing positions to executive leadership, overseeing the industrial portfolio in Western Canada then subsequently the retail portfolio which spanned over 16 million square feet. She is a licensed associate with the Real Estate Council of Alberta (RECA). Carla also spent eight years with an international brokerage firm, where she directed research and operations.
Born and raised in Calgary, Carla is highly regarded within the industry, possessing insightful knowledge and experience in leasing and asset management. Carla attended the University of Calgary and is currently pursuing an Executive MBA through the Sandermoen School of Business. Carla is actively involved in professional organizations, having served as Co-Chair of the 2022 Calgary Real Estate Forum, is an active member of the BOMA Calgary Board of Directors, and is a former Board of Director and past President of NAIOP Calgary.
In her spare time, Carla enjoys sports such as golfing and running, and cherishes moments with family and her dog, Opie. With Italian roots, Carla often spends her summer vacations in Italy, reconnecting with relatives and embracing the coastal beauty. Committed to giving back to the community, Carla has volunteered her time with various charities close to her heart, including Brown Bagging for Calgary's Kids, The Terry Fox Foundation, and AARCS (Alberta Animal Rescue Crew Society).
Leasing and Sales
As the Vice President of Retail, Rob leads the design and implementation of a retail leasing strategy for both standalone retail projects and mixed-use developments. Rob and his team work extensively with the development, finance and asset management teams to ensure accurate planning, forecasting and retail tenant performance across the portfolio. He is directly involved in lease negotiations and relationship management with existing and prospective tenants.
With over 20 years of experience in commercial real estate leasing and development, Rob has worked on various retail formats including enclosed shopping malls, mixed-use developments and open-air shopping centres across Canada. Prior to joining ONE, Rob worked with one of Canada’s largest open-air shopping centre developers as they grew their portfolio across the country. He has played a significant role in the development of over 100 shopping centres in every format and use, and has personally leased several million square feet of retail space.
Rob is a graduate of Carleton University. He is a member of the International Council of Shopping Centres and is a speaker at Real Estate Forums. Rob is a commuter, coming into the office each day from Oakville.
As the Vice President of Industrial for the Greater Toronto Area, Jamie oversees the management and strategic direction of ONE’s GTA industrial portfolio totaling approximately 5 million square feet, and an ever-growing development pipeline. He is responsible for leading all acquisition, leasing and development activity for a diverse portfolio of assets and opportunities for ONE’s partners and clients.
Prior to joining ONE, Jamie was involved in the development, leasing and sale of over 3.2 million square feet of commercial real estate across Canada with roles at several Canadian REIT’s and private development entities. Jamie has a Bachelor of Commerce degree from Dalhousie University. He currently serves on the Board of Directors at Camp Kirk which provides summer experiences for children with autism, ADHD and learning disabilities.
Jamie was born in Calgary and raised in Toronto where he now lives with his wife and daughter and enjoys staying active outdoors biking, playing golf and skiing.
As the Vice President of Industrial at ONE Properties, Kelly leads development, leasing and sales of industrial and office projects in the Greater Edmonton Area. Kelly also works closely with ONE’s Property Management and Asset Management teams providing value for partners and clients.
Kelly joined ONE in 2014, contributing his experience in development and leasing to the industrial team. He previously held a variety of roles with national and global REIT and institutional property owners. Kelly has contributed to the development of over 2 million square feet of industrial buildings. From a leasing perspective, Kelly has worked with major international tenants as well as local entrepreneurs and has been directly involved in the management and leasing of over 10 million square feet of industrial space in the greater Edmonton area.
Born in Edmonton, Alberta, Kelly attended the University of Alberta. Kelly serves as President of the NAIOP Edmonton Chapter and has previously served as chair for the UDI Industrial Committee and as a member of multiple City of Edmonton committees focused on improving business relations between the development community and the City Council and Administration. He has coached minor hockey and youth rugby and continues to be actively involved in the Northern Alberta rugby community.
Kelly is an enthusiastic hockey player and golfer, although, he is still in search of his first hole-in-one!
As the Vice President of Industrial for Calgary at ONE Properties, Brendan manages the development, leasing and sales of industrial projects in the region.
Brendan has over 12 years of commercial real estate experience working with landlords, tenants, purchasers and developers. Prior to joining ONE Properties, Brendan worked for private and institutional landlords, as well as an international brokerage firm. To date, Brendan and his teams have completed over 250 real estate transactions, combining for over 5 million square feet of transactions.
Originally born in Kelowna, British Columbia, Brendan moved to Calgary, Alberta to attend the University of Calgary. There he played varsity soccer and graduated with a Bachelor of Commerce degree, majoring in Finance. Brendan has his Facilities Management Administrator Designation and has served on the BOMA Next Generation Committee, as well as the NAIOP Developing Leaders Committee.
Brendan enjoys sports and has a passion for health and fitness. He is competitive and always trying to find ways to one-up his three older brothers.
As a Leasing Representative at ONE Properties, Houston works alongside our Calgary Industrial team managing the development, leasing and sale activities of ONE’s industrial projects in the region.
Houston brings over two years of commercial real estate experience, working with landlords, tenants, purchasers and developers during his employment with a local brokerage firm. Houston also spent over five years in the banking industry and has been highly involved in real estate and financial transactions throughout his career.
Houston has a Diploma in Marketing from Southern Alberta Institute of Technology and a Bachelor of Business Management Degree from Athabasca University. He holds a Real Estate Associate License through the Real Estate Council of Alberta (RECA) and a Mutual Fund License through the Investment Funds Institute of Canada (IFIC).
Houston is a huge hockey fan and enjoys spending time outdoors with his wife, two young children and their dog.
Asset Management
Dan McDermid Licensed Real Estate Associate
VP, Development Governance & Acquisitions
As the Vice President, Development Governance and Acquisitions at ONE Properties, Dan leads the asset management of a portfolio of development and income-producing projects located across Canada, and works with the executive team on ONE’s strategic acquisition and investment program. He is committed to creating value for ONE’s clients through oversight of the development and construction process, proactive asset management to provide first-class service for both tenants and clients.
Prior to joining ONE, Dan spent 14 years at one of Canada’s largest institutional real estate managers where he gained experience in acquisitions, dispositions and asset management. Dan has a strong understanding of commercial real estate market trends from both the brokerage and landlord perspectives, which he leverages to execute on client strategies. In his previous role, Dan was involved in the acquisition and disposition of approximately $2.5 billion of income producing assets and development sites across Canada.
Dan graduated from Thompson Rivers University with a Bachelor of Business Administration, majoring in finance. He is a licensed member of the Real Estate Council of Alberta (RECA) and a long-standing volunteer of the Calgary Stampede.
Dan enjoys staying active with his family by skiing, mountain biking, golfing and playing tennis.
Joe Kutarna
Director, Asset Management
As Director of Asset Management, Joe works on a comprehensive asset management program for new and existing income-producing properties. He is committed to creating value for ONE’s clients through proactive asset management and is responsible for a portfolio comprised of over 25+ industrial assets totaling 5.3 million square feet.
Joe has 10 years experience managing diverse Western Canadian real estate portfolios including, office, industrial, and retail. His work history includes experience with REITs as well as third party advisors where he managed assets across Alberta, British Columbia, and the Northwest Territories.
Development and Project Management
Dean Worobey GSC
VP, Commercial Construction - Western Canada
As the Vice President of Commercial Construction for Western Canada at ONE Properties, Dean leads teams of consultants and contractors in the design development, permitting, and construction phases of ONE’s land servicing and commercial construction projects in Alberta.
With over 20 years of experience in the commercial and industrial construction industry, Dean has the knowledge to take raw land from acquisition, through land servicing, to the completion of vertical construction. Through his years as a general contractor, he gained a thorough knowledge of building processes and developed a customer-first focus. This mindset ensures that tenants are pleased with their improvements, financial partners maintain the expected profits, and the product quality is at the highest of standards. Prior to joining ONE, Dean worked for a reputable general contractor that specialized in the construction of big-box retail power centres.
Dean was born and raised in Saskatoon and obtained a diploma of Architectural Engineering Technology from the Saskatchewan Institute of Applied Science and Technology in Moose Jaw. He has also held a Gold Seal Certification (G.S.C.) from the Canadian Construction Association since 2002.
Dean moved to Calgary in 2004, where he spends much time managing his two sons’ hockey teams and acting as a chauffeur, delivering the boys to the hockey rink. He also likes to golf.
Property Management
Lianne Robson Associate
Assistant Vice President, Residential Property Management
Lianne started with ONE in 2020 as Leasing Manager at Versus and has progressively taken on more responsibilities, overseeing the lease-up of BLVD Beltline then moving into a Regional Manager and Director role where she was responsible for leasing and resident experience components of our overall multi-family property management platform. Lianne exceled in these roles, demonstrating growth and leadership ability.
Now as Assistant Vice President, Residential Property Management, Lianne oversees the operations, leasing, marketing, and resident experience programs of our multi-family portfolio across Alberta and Ontario. Passionate about the industry and prioritizing exceptional customer service, she plays a key role in driving financial performance, leading teams, and ensuring exceptional resident satisfaction and operational excellence.
With a strong focus on team leadership, strategic planning, and market competitiveness, she works closely with property managers and senior leadership to ensure property value and occupancy growth.
Lianne has a comprehensive professional background, holding full a Real Estate and Property Management license while actively pursuing her CPM designation. With over two decades of experience, she brings a wealth of customer service and sales expertise, specializing in real estate development, property management, and leasing.
Outside of work, Lianne loves spending time with her eight nieces & nephews and her Pug, Theo.
Graham Halsall BAH | LEED AP
Director, Sustainability and Risk Management
Graham is responsible for the creation and implementation of ONE’s sustainability platform for assets under management, establishing standard sustainable policies for all asset classes and managing the impact on all stakeholders. As it relates to Risk Management, Graham identifies and implements quality control protocols for all operational policies, ensuring safety and loss prevention measures are in place for property operations.
Since 2009, Graham has led the development and implementation of sustainability strategies, certifications, and energy/water/carbon-reduction programs across all real estate asset classes. He has a Bachelor of Arts (Honors) in International Development with a Corporate Social Responsibility focus and holds a LEED AP Designation. Graham is the past Chair of the NAIOP Calgary and NAIOP Canada Sustainability Committees and serves on BOMA’s Next Generation Committee.
In his spare time, Graham can be found alongside his adventurous wife and son high in the mountains looking for deep snow to ski, loose trails to mountain bike and wild places to explore.
Cheryl Ewasiw RPA | Associate
Director, Property Management
As Director of Property Management at ONE Properties, Cheryl is responsible for leading and supporting the property management team in the day-to-day management of our industrial, retail and office portfolios in Edmonton. She works closely with the senior team to anticipate and respond to requirements of property owners and stakeholders.
Cheryl brings over 20 years of property management and building operations experience to her current role and has worked for regional and national owners across various asset classes including office, industrial and retail.
She holds a Real Property Administrator (RPA) designation and a current Real Estate license. She is also a member of the Commercial Real Estate Women (CREW), as well as the Northern Alberta Shopping Centre Association (NASCA).
Cheryl enjoys golfing and travelling in her spare time.
Lisa Miller Associate
Director, Property Management
As Director of Property Management, Lisa is responsible for leading and supporting the team to advance tenant engagement and operational policy & process integration for properties in Edmonton’s ICE District, Toronto and Calgary across retail, industrial, office, and mixed-use asset classes. Lisa joined ONE Properties in 2015 as Property Administrator, progressed to Senior Property Manager in 2018 and advanced to General Manager in 2023.
With over 10 years of industry experience across all asset classes including managing a portfolio consisting of large, multi-building industrial properties and retail centres throughout Alberta. She is also involved in managing pre-development projects, coordinating with various internal and external teams including construction, leasing and tenant coordination.
Lisa holds a current Real Estate License and currently in the process of completing her RPA (Real Property Administrator) designation through BOMI.
Lisa enjoys camping and hiking in her spare time.
Vanessa Ambrose
Regional Manager, Residential
As the Regional Property Manager for ONE Properties’ Multi-Family Residential property management services, Vanessa is responsible in providing support and leadership to the on-site teams and overall management of clients and assets in Calgary.
Vanessa has over eight years of industry experience across property operations, customer service as well as procurement. Previously she worked for Boardwalk and managed around 300 suites and handled service contracts for all the buildings so over 30,000 suites. She studied business at Victoria University in Melbourne, Australia before moving to Calgary in 2013.
While not at work, she enjoys reading books, traveling and spending time with her family.
Warren Brown Associate
Senior Property Manager
As Senior Property Manager at ONE Properties, Warren manages a portfolio of industrial properties in the Edmonton area.
Warren has been in the commercial property management industry for over three decades. He has managed multiple asset classes across Canada including enclosed shopping and retail power centres, office buildings, industrial properties and multi-use facilities. Warren worked closely with provincial governments and nationally recognized clients to achieve enhanced property values.
Warren is a licensed Associate under the Real Estate Council of Alberta (RECA) and has served on numerous industry-related boards.
Warren spends his free time with his wife, three children and their terrier, Cooper.
Amanda Scott Associate
Property Manager
As Property Manager, Amanda manages a portfolio of industrial and retail properties in the Calgary area.
Amanda has over seven years of industry experience across industrial, office and retail assets. She began her career in property management in 2016 as an Administrative Assistant in retail and has since progressed through multiple roles in various asset classes. Amanda holds a Real Estate License through Real Estate Council of Alberta (RECA), is a member of Commercial Real Estate Women (CREW) Calgary and is a Next Generation Committee member of Building Owners and Managers Association (BOMA) Calgary.
In her spare time, Amanda enjoys spending time with her family and friends, traveling, playing golf, and hanging out with her 3 Bengal cats – Anarchy, Chaos and Riot.
Kylee Riehl Associate
Property Manager
As Property Manager, Kylee works closely with the building operations team and is responsible for managing the day-to-day operations and overseeing tenant engagement for Edmonton Tower and properties in ICE District.
Kylee started her career in Property Management as a tenant services coordinator in 2018 and has since progressively taken on more responsibilities relating to maintaining relationships with tenants at office, retail and mixed-use properties. She advanced to Property Administrator in 2019 prior to being promoted to Assistant Property Manager. Kylee is a member of the BOMA Emerging Leaders Committee and currently holds a Real Estate License through the Real Estate Council of Alberta (RECA).
Outside of work, Kylee enjoys traveling, watching movies and spending time with her family, friends, and dog named Scout.
Lisa Wilson Associate
Property Manager
As Property Manager, Lisa manages a portfolio of industrial and retail properties in Alberta.
She has over seven years of industry experience across residential, industrial, office and retail assets throughout Western Canada. Lisa began her career in property management in 2015 as an Administrative Assistant then advanced to Property Administrator in 2018, prior to joining ONE Properties. She has since progressively taken on more responsibilities relating to tenant engagement and building & site operations. Starting with ONE as a Property Administrator in 2020, Lisa is now the Property Manager for YEG International Airport, overseeing their industrial portfolio, as well as three unrelated retail portfolios. Lisa holds a Real Estate License through Real Estate Council of Alberta (RECA) and is currently pursuing a Real Property Administrator (RPA) designation through BOMI International.
In her spare time, Lisa enjoys spending time with her family, working out, staying active outdoors, camping, and reading.
Usman Ul-Ahsan MBA
Property Manager
As a Property Manager at ONE Properties, Usman manages the Greater Toronto Area portfolio comprising of retail and industrial projects, and assets awaiting redevelopment.
Usman has an extensive background in residential and commercial property management. Prior to joining ONE Properties, Usman was a landlord and a tenant for a national restaurant chain. Usman has a Master of Business Administration (MBA) degree from United Kingdom and is currently pursuing a Real Property Administrator (RPA) certification through BOMI International.
When not in the office, Usman can be found spending time with his two children. Usman believes in giving back to the community and supports various local initiatives and groups.
Stephanie Schwer Associate
Assistant Property Manager
As Assistant Property Manager, Stephanie assists with the management of industrial and retail properties in Alberta.
Stephanie has over 5 years of industry experience across office, residential, commercial, and industrial assets throughout Alberta. Stephanie began her career in property management in 2018 and then advanced to Property Administrator in 2020, prior to joining ONE Properties. She joined ONE Properties in 2021 and has since taken on more responsibilities relating to the BOMA Best application process and building & site operations. Stephanie has a Bachelor of Arts Degree from Grant MacEwan University, a Business Diploma from NAIT, and holds a Real Estate License through Real Estate Council of Alberta (RECA).
On her spare time, Stephanie can be found taking pictures of her dog Cassy, camping in the mountains, or working out at the gym.
