President & CEO
Darren is the majority owner of ONE Properties. As President and CEO, he has led ONE to grow and evolve into a widely recognized brand with a reputation for high-quality development, and property and asset management, across a full spectrum of real estate asset classes. Darren plays a central role in new fund development and investing partner relations. He is dedicated to building better communities.
Darren brings more than 30 years of real estate experience in acquisitions and dispositions, leasing, asset management and development. He joined ONE Properties (formerly WAM Development Group) in 1998, with an initial focus on growing and strengthening the industrial development business. By 2004, WAM had established itself as one of the largest developers of industrial real estate in Canada. Darren has been named one of Alberta’s 50 Most Influential People by Alberta Venture. Darren now divides his time between homes in Alberta and Ontario.
Darren is a University of Alberta graduate. He is regularly sought out for his insights into the role of real estate in economic and community development. Darren is an enthusiastic sports fan, supporting the Oilers, Oil Kings, and FC Edmonton soccer club. He and his wife support the Stollery Children’s Hospital Foundation and numerous other community-based initiatives.
Darren is married with two daughters. The newest addition to the family is a happy puppy, named Indiana.
Chief Financial Officer
As Chief Financial Officer, Laurie oversees all facets of finance and accounting, including financial strategy and structuring, debt sourcing, reporting, financial agreements, taxation, procurement and treasury functions.
Laurie joined ONE Properties in 2001. She is a Certified Professional Accountant with a diverse background in financial management, corporate and tax structuring along with a deep understanding of entity structures including – corporations, joint ventures, limited and general partnerships, charitable foundations, family trusts, unit trusts and cross border structures. She has built meaningful relationships within the financing and brokerage community encompassing both primary, mezzanine and equity debt and is also an experienced negotiator on multimillion-dollar real estate and corporate transactions.
Laurie believes strongly in community involvement, currently chairing the Board for St. John Ambulance Alberta. Laurie has served on the Board of Trustees for the Stollery Children’s Hospital Foundation and is a past Director on the University Hospital Foundation Board.
Laurie is married with one daughter. When not at work or home, her favourite place is Disneyland.
Senior Vice President, Corporate Affairs
As the Senior Vice President Corporate Affairs, Roberta works as a member of the leadership team to develop, communicate and execute the overall business strategy. She leads Human Resources, Communications, Business Technology and Operational Risk Management. Roberta also supports investor relations and the advancement of governance practices for ONE Properties.
Prior to joining ONE Properties in 2019, Roberta had a long career holding progressively senior positions in financial services with leadership roles spanning global mandates in communications and government relations, human resources, risk management, marketing, and strategic planning, along with P&L and operating accountability oriented to business turnarounds and restructurings.
Roberta is a graduate of the ICD-Rotman, Directors Education Program and holds the ICD.D designation from the Institute of Corporate Directors. She graduated from the University of Toronto with an Honours Degree in English and Political Science and then from the Rotman School at the University of Toronto with an MBA. She holds a diploma in French studies from the University of Nantes and has attended the Harvard Program on Negotiation. Roberta has served on the boards of several community-based organizations and is currently on the advisory board of a tech start up.
Roberta is married with two sons. She loves skiing and sailing with her family.
Senior Vice President, Properties
Bill has a broad business mandate which includes leading our Industrial team with oversight of acquisitions, development, leasing and land servicing. Bill also leads our Property Management and Asset Management teams which manage large and diverse portfolios of real estate assets for partners and clients.
Bill joined ONE Properties in 2011 with a track record of creating value in commercial properties through proactive asset management and leasing. Prior to joining ONE Properties, Bill held a variety of senior management positions with REITs and other institutional property owners operating across Canada. Since joining ONE Properties, Bill has been responsible for the development of 5.1 million square feet of industrial buildings and the servicing of 835 acres of industrial land. Developments currently under construction or in the detailed planning stage account for an additional 4.2 million square feet of buildings and 663 acres of industrial land. In addition to development, Bill has overseen the dramatic growth of the Properties Group which now has 15 million square feet under property and/or asset management.
Bill was born in Saint John New Brunswick. He has Bachelor of Commerce degree and an MBA from Dalhousie University. He moved west, with a stop in Toronto en route, and has lived in Calgary for more than thirty years. He has served on the Calgary BOMA Board, coached minor hockey and supported local food banks and lunch programs for school children.
Bill is married with two children. He and his wife are enthusiastic golfers. Bill has FOUR hole-in-ones…with witnesses.
Senior Vice President, Design & Construction, Multi-Family
As Senior Vice President, Design and Construction, Multi-Family, Mark oversees ONE’s multi-family residential and high-rise construction projects across Canada. He contributes to the effective transitions of projects from development into construction and then to property and asset management phases.
Mark has worked in the construction and real estate development industry for 27 years. He has worked on the development and construction of projects in residential, industrial, office and retail in Alberta, British Columbia and Ontario. Mark began his career working in general contracting and later worked for some of Western Canada’s most prominent developers, more recently with the real estate arm of one of Canada’s largest pensions plans.
Mark works with mandates across Canada and brings deep knowledge of real estate in the cities where ONE operates.
Mark graduated in Civil Engineering from the University of British Columbia and later got his MBA from Simon Fraser University. Registered as a P. Eng. with PEGBC and PEO, Mark is also actively engaged throughout the construction industry across Canada.
He was born in Edmonton, raised and educated in British Columbia, and is now living in Toronto. Mark and his wife are active sports enthusiasts living with their two little Yorkie dogs.
Senior Vice President, Retail
As Senior Vice President, Retail, Stefan oversees the strategic direction and management of ONE Properties' retail development activities, sourcing acquisitions, negotiating leases with key tenants and liaising with development partners.
Stefan has over 25 years of real estate development experience. Prior to joining ONE Properties in 2014, Stefan oversaw the development of 25 million square feet of retail, residential and mixed-use developments across Canada with leading developers. Stefan’s role broadened into acquiring key acquisitions throughout Canada while sourcing financing and cultivating partnerships with major institutional investors. Stefan is capable of sourcing, acquiring, designing, entitling and constructing complex projects both Urban and Greenfield, from initial conception to completion. His relationships in both the financial and retail end of the business are a strong asset to ONE Properties.
Stefan graduated from the University of Waterloo with an Honours Degree in Environmental Studies in Urban and Regional Planning. He has also studied Architectural Urban Design & Development at Oxford University in the United Kingdom. He is a member of the Canadian Institute of Planners (MCIP), the Ontario Professional Planners Institute (RPP) and the International Council of Shopping Centres. Stefan serves on the Board of WinSport (Winter Sport Institute) and the Calgary Olympic Park Land and Facilities Management Board.
Stefan is married with two children. He enjoys skiing, and can even be found blocking gates on a slalom course.
Vice President, Finance and Accounting
CPA, CA, MAcc
As the Vice President of Finance and Accounting, Martin provides leadership of the finance and accounting functions at ONE, including financial planning and reporting and project-level analysis. Martin also supports ONE’s taxation matters and transaction structuring.
Prior to joining ONE, Martin worked in public practice with a national accounting firm serving clients in a variety of industries in the Greater Toronto Area, and leading various engagements in the areas of assurance, business valuation, and taxation.
Martin holds a Chartered Accountant (CA) and a Chartered Professional Accountant (CPA) designation from Ontario, and a Master of Accounting (MAcc) degree from the University of Waterloo. He has also completed the CPA’s In-Depth Tax Program.
Martin’s favorite vacation spot is Costa Rica.
Vice President, Property Management
RPA | Broker
As the Vice President, Property Management at ONE Properties, Kimberlie leads a team to deliver best-in-class standards of customer service, maintenance and property operations as well as ensuring continual optimization of programs. Kimberlie oversees all aspects of property operations across Canada.
Kimberlie brings over 25 years of experience in asset and property management, working from the perspective of an owner, asset manager, third party manager and tenant. Since joining ONE in 2015, Kimberlie has been instrumental in the continued growth of the Property Management portfolio which has grown assets under management 7 million square feet to 17 million square feet in the past three years. She also led the launch of our Multi-Family property management platform in 2020, with over 500 units now under management.
Raised in Victoria, Kimberlie began her career in Edmonton, but has moved throughout Canada spending more than 11 years in Toronto, returning West in 2011. Kimberlie holds a Real Property Administrator (RPA) designation and a current Brokers License with RECA. She is a member of the Commercial Real Estate Women (CREW), the International Council of Shopping Centres (ISCS) and a former board member for Building Owners and Managers Association (BOMA). A firm believer in giving back to the community, Kimberlie donates her time to Meals on Wheels and the Edmonton Food Bank.
Kimberlie’s passions outside of work are cooking and her French Bulldog.
Vice President, Retail Leasing
As the Vice President of Retail Leasing, Rob leads the design and implementation of a retail leasing strategy for both standalone retail projects and mixed-use developments. Rob and his team work extensively with the development, finance and asset management teams to ensure accurate planning, forecasting and retail tenant performance across the portfolio. He is directly involved in lease negotiations and relationship management with existing and prospective tenants.
With over 20 years of experience in commercial real estate leasing and development, Rob has worked on various retail formats including enclosed shopping malls, mixed-use developments and open-air shopping centres across Canada. Prior to joining ONE, Rob worked with one of Canada’s largest open-air shopping centre developers as they grew their portfolio across the country. He has played a significant role in the development of over 100 shopping centres in every format and use, and has personally leased several million square feet of retail space.
Rob is a graduate of Carleton University. He is a member of the International Council of Shopping Centres and is a speaker at Real Estate Forums. Rob is a commuter, coming into the office each day from Oakville.
Vice President, Industrial – Greater Toronto Area
As the Vice President of Industrial for the Greater Toronto Area, Jamie oversees the management and strategic direction of ONE’s GTA industrial portfolio totaling approximately 5 million square feet, and an ever-growing development pipeline. He is responsible for leading all acquisition, leasing and development activity for a diverse portfolio of assets and opportunities for ONE’s partners and clients.
Prior to joining ONE, Jamie was involved in the development, leasing and sale of over 3.2 million square feet of commercial real estate across Canada with roles at several Canadian REIT’s and private development entities. Jamie has a Bachelor of Commerce degree from Dalhousie University. He currently serves on the Board of Directors at Camp Kirk which provides summer experiences for children with autism, ADHD and learning disabilities.
Jamie was born in Calgary and raised in Toronto where he now lives with his wife and daughter and enjoys staying active outdoors biking, playing golf and skiing.
Vice President, Industrial - Edmonton
As the Vice President of Industrial at ONE Properties, Kelly leads development, leasing and sales of industrial and office projects in the Greater Edmonton Area. Kelly also works closely with ONE’s Property Management and Asset Management teams providing value for partners and clients.
Kelly joined ONE in 2014, contributing his experience in development and leasing to the industrial team. He previously held a variety of roles with national and global REIT and institutional property owners. Kelly has contributed to the development of over 2 million square feet of industrial buildings. From a leasing perspective, Kelly has worked with major international tenants as well as local entrepreneurs and has been directly involved in the management and leasing of over 10 million square feet of industrial space in the greater Edmonton area.
Born in Edmonton, Alberta, Kelly attended the University of Alberta. Kelly serves as President of the NAIOP Edmonton Chapter and has previously served as chair for the UDI Industrial Committee and as a member of multiple City of Edmonton committees focused on improving business relations between the development community and the City Council and Administration. He has coached minor hockey and youth rugby and continues to be actively involved in the Northern Alberta rugby community.
Kelly is married with five children and is an enthusiastic hockey player and golfer although he is still in search of his first hole-in-one!
Director, Industrial - Calgary
As the Director of Industrial for Calgary at ONE Properties, Brendan manages the development, leasing and sales of industrial projects in the region.
Brendan has over 12 years of commercial real estate experience working with landlords, tenants, purchasers and developers. Prior to joining ONE Properties, Brendan worked for private and institutional landlords, as well as an international brokerage firm. To date, Brendan and his teams have completed over 250 real estate transactions, combining for over 5 million square feet of transactions.
Originally born in Kelowna, British Columbia, Brendan moved to Calgary, Alberta to attend the University of Calgary. There he played varsity soccer and graduated with a Bachelor of Commerce degree, majoring in Finance. Brendan has his Facilities Management Administrator Designation and has served on the BOMA Next Generation Committee, as well as the NAIOP Developing Leaders Committee.
Brendan enjoys sports and has a passion for health and fitness. He is competitive and always trying to find ways to one-up his three older brothers.
Vice President, Asset Management
As the Vice President of Asset Management at ONE Properties, Ian leads the origination and execution of value creating strategies for a portfolio of approximately 11 million square feet in Alberta and Ontario, and approximately one thousand acres of developable land. Ian works closely with property management, leasing and development to ensure client objectives are achieved.
Prior to joining ONE, Ian gained extensive experience in asset management working with large institutional landlords and a Canadian REIT with responsibilities for markets in Western Canada. He is experienced in acquisitions, dispositions, property management, leasing and asset management. He also has experience in the financial analysis of real estate investments including financial modeling and valuation.
Ian graduated with a Bachelor of Management degree from the University of Lethbridge and is an active member of NAIOP. He and his wife are supporters of the Foothills Hospital and the Calgary Food Bank.
Ian is married with three children and when he is not in the office, he can be found in a hockey rink coaching his children’s teams or in the mountains biking with his family.
Vice President, Development Governance & Acquisitions
As the Vice President, Development Governance and Acquisitions at ONE Properties, Dan leads the asset management of a portfolio of development and income-producing projects located across Canada, and works with the executive team on ONE’s strategic acquisition and investment program. He is committed to creating value for ONE’s clients through oversight of the development and construction process, proactive asset management to provide first-class service for both tenants and clients.
Prior to joining ONE, Dan spent 14 years at one of Canada’s largest institutional real estate managers where he gained experience in acquisitions, dispositions and asset management. Dan has a strong understanding of commercial real estate market trends from both the brokerage and landlord perspectives, which he leverages to execute on client strategies. In his previous role, Dan was involved in the acquisition and disposition of approximately $2.5 billion of income producing assets and development sites across Canada.
Dan graduated from Thompson Rivers University with a Bachelor of Business Administration, majoring in finance. He is a licensed member of the Real Estate Council of Alberta (RECA) and a long-standing volunteer of the Calgary Stampede Courtesy Car Committee.
Dan is married with three young children and enjoys bringing them along to participate in his favourite activities – skiing, mountain biking, tennis and golf.
Vice President, Multi-Family Development
As the Vice President of Multi-Family Development at ONE Properties, Tom leads acquisition, planning and development activities for the portfolio, starting with business plans, through to marketing and reporting to key stakeholders. Thomas has a focus on high-rise mixed-use and hospitality projects, and the delivery of large-scale master plans.
Tom is an MRICS Chartered Planning and Development Surveyor and has over 20 years of experience running complex urban development projects in markets including London (UK), Toronto and Western Canada. Prior to joining ONE, he worked on Wembley Park, a £1 billion, 10 million square foot urban regeneration project at Wembley Stadium in London, consisting of student housing, residential, hotel, office and retail. He was also involved in the Regent Park revitalization in downtown Toronto.
Tom holds a Bachelor of Science degree in Valuation and Estate Management from the University of West of England, Bristol. He served as Vice Chairman of the Royal Institution of Chartered Surveyors in the Prairies and was a Board Director for the Urban Land Institute (ULI) in Alberta. Thomas recently earned the Chartered Alternative Investment Analyst (CAIA) designation and is a guest lecturer to the University of Calgary Haskayne Business School, teaching classes on mixed-use development.
Tom and his wife have a son and daughter. He enjoys keeping fit and loves to run the trails in Edmonton’s river valley all year round.
Vice President, Development
As the Vice President of Development at ONE Properties, Jeff leads planning for the retail portfolio across Canada, as well as several industrial projects in the Greater Toronto Area. He is involved in many aspects throughout the acquisition and development phases, including liaising with municipal staff, key anchor tenants and partners.
Jeff has over 15 years of wide-ranging real estate development experience with commercial, industrial and mixed-use projects in both Canada and the United States. Prior to joining ONE Properties, Jeff worked for one of the largest retailers in Canada and was responsible for the planning and development activities for greenfield store locations across the country. He also worked for a reputable real estate developer in southeast Florida focusing on design and project approvals for large commercial and mixed-use sites.
Jeff graduated from the University of Waterloo with an Honours Degree in Environmental Studies in Urban and Regional Planning. He is a member of the International Council of Shopping Centers (ICSC), Urban Land Institute – Toronto and BILD GTA.
Jeff is married with two sons whose flag football teams he coaches. He enjoys hiking with his boxer, Rocco.
Vice President, Design and Construction, Multi-Family
As the Vice President of Design and Construction for Multi-Family at ONE Properties, Rich leads a team of design and engineering professionals, and project consultants, alongside the project contractors and sub-trades. Rich specializes in large-scale, complex, mixed-use high-rise development and construction projects including hotels, purpose-built rentals, condominiums, and commercial office towers.
Rich has over 20 years of real estate experience with nationally recognized firms ranging from architects to developers. He has significant project leadership experience from working on The BOW office tower, Keynote Urban Village, The Verve, and most recently the completion of the Marriott Residence Inn and SODO apartment project in Calgary.
Rich graduated from the University of Calgary with a Masters of Architecture. He also holds a Bachelor’s degree in Urban Geography and Environmental Science from the University of Victoria. Rich has held memberships with the Royal Architectural Institute of Canada, and the Alberta Architects Association. He is a member of NAIOP (Calgary) and has served on the Governmental Affairs Committee.
Rich enjoys mountain biking and skiing in West Bragg Creek or Canmore alongside his two daughters.
Vice President, Commercial Construction - Western Canada
As the Vice President of Commercial Construction for Western Canada at ONE Properties, Dean leads teams of consultants and contractors in the design development, permitting, and construction phases of ONE’s land servicing and commercial construction projects in Alberta.
With over 20 years of experience in the commercial and industrial construction industry, Dean has the knowledge to take raw land from acquisition, through land servicing, to the completion of vertical construction. Through his years as a general contractor, he gained a thorough knowledge of building processes and developed a customer-first focus. This mindset ensures that tenants are pleased with their improvements, financial partners maintain the expected profits, and the product quality is at the highest of standards. Prior to joining ONE, Dean worked for a reputable general contractor that specialized in the construction of big-box retail power centres.
Dean was born and raised in Saskatoon and obtained a diploma of Architectural Engineering Technology from the Saskatchewan Institute of Applied Science and Technology in Moose Jaw. He has also held a Gold Seal Certification (G.S.C.) from the Canadian Construction Association since 2002.
Dean moved to Calgary in 2004, where he spends much time managing his two sons’ hockey teams and acting as a chauffeur, delivering the boys to the hockey rink. He also likes to golf.
Vice President, Commercial Construction – Eastern Canada
As the Vice President of Commercial Construction for Eastern Canada, Doug leads consultants and contractors through the design, development, permitting and construction phases of ONE’s industrial and commercial projects in Ontario.
Doug has over 20 years of experience in the real estate development and construction industry. Prior to joining ONE, Doug managed the real estate portfolio, investment, development and construction program across Canada for a top-ranked Fortune 500 company. He also managed a $500 million commercial development program for one of Canada’s largest REIT’s. Doug was successful through these experiences with his proactive and customer-focused approach to management and team development.
Doug graduated from the University of Saskatchewan with a Bachelor of Science Degree in Mechanical Engineering. He also holds a Bachelor of Science in Architecture from Ryerson University. Doug is a licensed Professional Engineer in the Province of Ontario. He and his family are supporters of the Centre for Addiction and Mental Health and various community initiatives throughout the Greater Toronto Area.
When not in the office, Doug can be found spending time with his two children at the cottage honing his pitmaster skills on the smoker!
Director of Operations, Property Management
As the Director of Operations for Property Management, Paula is responsible for overseeing the day-to-day operations of Calgary’s portfolio of industrial and commercial real estate. Paula has over 30 years of property management and building operations experience and has worked for both regional and national owners on a variety of asset classes which includes office, industrial, retail and medical buildings. She holds a current Real Estate license.
Director, Property Management
RPA | Associate
As the Director of Property Management at ONE Properties, Cheryl is a key member of the management team, responsible for leading the property management staff in the day-to-day management of Edmonton’s Industrial and Office portfolio, offering support and customer service to our tenants and clients. She works closely with the VP of Property Management and Head Office to anticipate and respond to the requirements of owners and stakeholders. Cheryl has over 20 years of property management and building operations experience and has worked for both regional and national owners on a variety of asset classes, including office, industrial and retail buildings. She holds a Real Property Manager (RPA) designation and a current Real Estate license.
CRRP | Associate
As the General Manager, Stacey is responsible for advancing tenant engagement, sustainability and operational policy and process integration for properties within ICE District. With over 15 years’ experience in the commercial and retail real estate industry, she has held progressive leadership positions with North America’s largest entertainment and shopping destination and with a Canadian REIT. Stacey is a licensed Associate with RECA with certification in Property Management and has been appointed to the BOMA Edmonton Board of Directors. She has attained the Certified Retail Real Estate Professional (CRRP) certification, is a Fitwel Ambassador and is currently pursuing the LEED Green Associate credential.
As a Property Manager at ONE Properties, Lisa oversees the management of the retail and industrial portfolio in the Edmonton area. She has over eight years of experience in the commercial property management industry and holds a Real Estate License in Property Management.
As a Property Manager at ONE Properties, Ulrike oversees the management of industrial properties in Calgary. She has over 9 years of experience in the commercial property management industry and holds a Real Estate License in Property Management. Ulrike joined ONE in 2014 as Property Administrator and has since been promoted to her current role as Property Manager.
As a Property Manager at ONE Properties, Usman manages the portfolio in the Greater Toronto Area that consists of retail and industrial projects as well as assets awaiting redevelopment. He has an extensive background in residential and commercial property management and recently worked for a national restaurant chain as both a landlord and a tenant. Usman has a Master of Business Administration (MBA) degree and is currently pursuing a Real Property Administrator (RPA) certification through BOMI International.
